Electric water heater problems
Electric tanks are simple machines, but they run on 240 volts. Notice the clues; leave the testing to a professional.

Most residential electric tanks have two heating elements, upper and lower, each controlled by its own thermostat, plus a high-limit safety switch. The upper element works first; when the top of the tank is hot, the lower one takes over. That design explains the most common symptoms.
Clues and what they can point to
| What you notice | Possible causes a pro will check |
|---|---|
| No hot water at all | Tripped breaker, tripped high-limit switch, failed upper element or thermostat |
| Some hot water, runs out fast | Failed lower element or thermostat, sediment, broken dip tube |
| Breaker trips again after reset | Shorted element or wiring fault — stop resetting |
| Water too hot | Thermostat fault — a scald risk; call promptly |
Owner-safe checks
- Look at the breaker panel door for a tripped water-heater breaker. Resetting it once is reasonable if the floor is dry and nothing smells burnt.
- Note whether the problem is whole-house or one fixture (see the no hot water checklist).
- Photograph the rating plate: model, serial, voltage and element wattage.
Don't remove the element access panels or the cover of an electrical panel. Live terminals sit behind both. If the breaker trips again, leave it off and call.
What a professional does
A qualified technician will isolate power, verify it's off with a meter, test elements and thermostats, check wiring for heat damage and confirm the tank isn't leaking. Element replacement usually means draining the tank partway — another reason it's a professional task.
Thinking about an upgrade?
If your electric tank is aging, a heat pump water heater may be worth comparing. It's a bigger decision involving space and airflow — the page explains suitability.
Planning prices for this job
| Job | Planning range | What moves it |
|---|---|---|
| Diagnostic and component repair | $175–$525 | Element, thermostat, igniter, thermocouple, gas control or valve on a sound tank. Not applicable to a leaking tank body. |
| Standard 40/50-gal gas or baseline electric tank replacement | $1,750–$2,850 | Like-for-like swap; venting, expansion tank, T&P discharge or permit corrections can move it. |
| Hybrid heat pump water heater upgrade | $2,600–$4,100 | Gross before any incentive; may need a 240V circuit, condensate drain and room airflow. |
Indicative planning figures supplied for this site's brief, shown as gross ranges before any rebate. They are not verified local quotes or a price survey. Venting, electrical or fuel changes, access, removal, permits and eligible incentives all change the final written quote.
