Leaking water heater

Not every puddle means a dead tank. Where the water starts tells you — and your contractor — most of what matters.

First, safety. If water has reached an outlet, extension cord, electrical panel or the heater's wiring, stay out of the water. Turn off the heater's breaker only from a dry floor. If you smell gas, leave the home and call your gas utility from outside.

Limit the water

Stop using hot water. If you can do so from a dry spot, turn off the heater's energy supply first, following the instructions on its label — the dedicated breaker for an electric unit, or the setting the label describes for a gas unit — or wait for a professional if you're unsure. Never touch a wet or damaged panel or stand in water to reach a switch. Then, if the valve is dry and reachable, close the cold-water shutoff on the inlet pipe at the top; that stops the tank from refilling and usually slows a leak. Place towels or a shallow pan to protect the floor, and move stored boxes away. Don't try to drain a hot tank yourself — the water can scald, and an old drain valve may not reseal.

Find where it starts

Dry the area with a towel, wait a few minutes, and look carefully. A flashlight and a phone photo help.

Why a tank leak is different

The inner steel tank on a conventional water heater can't be patched reliably. Once it leaks from the body, the practical answer is replacement. That's why identifying the source matters: you don't want to replace a heater because of a repairable fitting, and you don't want to pay to repair a valve on a tank that's already failing. Our repair-or-replace guide walks through the trade-offs.

What to tell the contractor

  • Photos of the leak location and the rating label (brand, model, serial, gas or electric, gallons).
  • Whether the leak is a drip, steady flow, or only after the heater runs.
  • Whether you closed the supply valve or turned off power/gas.
  • Access details: basement stairs, crawlspace, closet, finished room below.
  • If you rent, your landlord's name and whether they approve repairs.

Common questions

Is a dripping relief valve dangerous?

The valve is a safety device doing its job or wearing out. Either way it needs a qualified look. Never cap the discharge pipe.

Will insurance cover water damage?

That depends on your policy. Photograph damage before cleanup and contact your insurer; this site can't advise on coverage.
